Roofing for Cabins, Chalets and Rentals in Maggie Valley, NC

Metal roofs, repairs, storm damage, and a crew that will go look at the roof when you are not there.

Maggie Valley runs along US-19 between Lake Junaluska and Soco Gap, with Jonathan Creek down the middle and the Great Smoky Mountains closing in on both sides. Cataloochee is up the road, the national park boundary is a few miles north, and most of the housing was built for people who come and go: chalets and A-frames from the 1960s and 70s, log cabins on the side roads, condos and rental cottages along the strip, and newer second homes on the slopes above the valley floor. Many of those owners live hours away and see the place a few weeks a year.

That changes how a roof has to be looked after. A limb that comes down in a March wind storm on an occupied house gets noticed the same day. On a rental between bookings, or a cabin nobody visits until Memorial Day, it sits there with water running into the attic for weeks. The valley floor is around 3,000 feet and the homes above it go higher still, so winter brings real snow load and ice that builds at the eaves on the shaded side. Add the metal roofs that most of these homes carry, and you need a roofer who understands standing-seam, not only shingle.

We are based in downtown Asheville, about forty-five minutes east on I-40 and US-19, and Haywood County is one of the three counties we cover. We will inspect the roof for free, send you photos and a written write-up whether you are in town or not, and if there is work to do, an exterior consultant goes through the price with you in person or by phone if you are out of state. Repairs, storm damage, standing-seam metal and full replacement are all on the table.

Roofing Services for Maggie Valley Homes

Standing Seam Metal Roofing

Metal is the roof of choice on chalets and cabins here because it sheds snow, holds up in a wet climate and looks right on a mountain house. We install standing-seam over synthetic underlayment, pay attention to how the panels end at the eaves and valleys so meltwater has somewhere to go, and reroof existing metal where the panels have rusted or the fasteners have backed out on an old exposed-fastener roof.

Roof Inspections Between Visits

If you own a rental or a second home in Maggie Valley, you cannot see the roof from Florida. After a storm, before the winter season, or whenever a guest mentions a stain, call us and we will go up, photograph the roof, and send you what we found. The inspection is free and the photos are yours either way.

Storm and Tree Damage

The valley is narrow and the ridges on both sides funnel wind onto the roofs below them, so trees come down in winter and again in the summer storm season. We tarp an open roof, document the damage for your insurance claim and do the repair, and we can handle all of that with the owner out of state.

Roof Repair

Many repairs here are on roofs that are basically sound: a flashing leak at a chimney on an A-frame, a pipe boot that cracked in a freeze, a section of exposed-fastener metal where the screws have worked loose. We fix the problem rather than selling a new roof, and we tell you plainly when the roof is at the point where repairs stop making sense.

Everything else we do is on the services page.

Snow, Ice and the Shaded Side of the Roof

Maggie Valley sits in a bowl. The sun reaches the south-facing slopes, but a north-facing roof below the ridge can keep ice at the eaves from December into March. When the attic is warm from the living space below, snow on the upper roof melts, runs down, and refreezes at the cold eave into a dam that backs water up under the roofing. On a shingle roof that means stained ceilings and rotten fascia. On a metal roof it means ice sliding off in sheets onto whatever is below, which is why where the snow comes off is part of how we lay out a metal job.

Rather than argue about the minimum that current North Carolina residential code asks for at the eaves, we install ice barrier at the eaves and in the valleys on every Maggie Valley replacement, along with attic ventilation that keeps the roof deck close to the outdoor temperature. That combination does more to prevent ice dams than anything you can do from the ground.

Chalets, A-Frames and Log Cabins

The housing stock here is unlike anywhere else we work. A 1970s A-frame is almost all roof, so the roof is the siding, the insulation layer and the look of the house at once, and a replacement on one is a bigger share of the home than on a ranch down in Hendersonville. Log cabins on the side roads off Soco Road often have a steep metal roof, wide overhangs and a stone chimney that needs careful flashing. Condo and rental buildings along the strip may have low-slope sections that call for a different product altogether.

We quote each one on its own terms. An exterior consultant measures the roof, checks the decking and the ventilation, and prices the options that make sense for that building, which on a chalet is usually metal and on a cottage might still be an architectural shingle. If you manage several units in the valley, we can inspect all of them on one trip and give you a written report on each.

Why Maggie Valley Owners Call Arolite Group

  • We go look when you cannot. Owners who live out of state call us to check the roof after a storm or before a rental turns over, and we send photos and a written write-up at no charge.
  • Metal is a core service, not a sideline. Standing-seam is a different trade from shingle and we install both, so you get a straight comparison on your own roof instead of a push toward whichever one the roofer prefers.
  • An itemized quote, wherever you are. Photos, a line-item price and an exterior consultant to go through it, in person at the house or by phone if you are away.
  • Local, not a storm chaser. Our office is on Church Street in downtown Asheville and Haywood County is part of our regular territory. We are still here after the trucks with out-of-state plates have left the valley.

Do you install and repair standing-seam metal roofs in Maggie Valley?

We do. Metal roofing is one of our core services. We install new standing-seam, replace worn exposed-fastener metal, and repair leaks at flashings and fasteners on existing metal roofs.

What happens if a tree goes through the roof while the cabin is empty?

Call us. We will tarp the opening, photograph the damage for your insurance claim, and quote the repair in writing. We help with the insurance side and can coordinate with you by phone.

What Our Customers Say

Reviews left by Arolite Group customers on Google, Facebook and Angi, shown word for word.

I would recommend highly recommend Arolite Group to anybody. They are outstanding roofers but that's not all. When they came by to quote on our roof, they also quoted on interior painting and the repair of our master bathroom. They essentially provided project management on those components and coordinated their work with a couple of other specialty trades. They put our job to the top of the list, and communicated effectively throughout our job. Jeff and Hayden are customer focused and communicate very effectively!
